Older driveways near downtown
Homes in Rosenberg's older neighborhoods, and across the line in historic Richmond, often have driveways that have been through decades of wet seasons, droughts and floods. Long cracks, panels that rock under a tire, a broken apron at the street and water pooling by the garage are typical signs that replacement makes more sense than more patching.
Replacing an old driveway is also a chance to fix what has always bothered you: a slope that sends water toward the garage, a width that doesn't fit two cars, or a step down where the driveway meets the garage floor.
Where damage is limited to a few panels, cutting them out at the joints and repouring can extend the life of the rest of the driveway at lower cost.

Widening driveways in newer subdivisions
In newer Rosenberg and Katy subdivisions, families often outgrow the original driveway quickly. Widening it, adding a side pad for a third car or creating space for a trailer are common projects.
The new section should be built to the same standard as the original, with a compacted base, steel and joints that line up with the existing slab. A dowel or joint detail where old meets new lets the two move without cracking each other.
Many subdivisions have rules about driveway width and materials, so it's worth checking with your HOA before finalizing the design.

A base for river soil and fill
Near the Brazos, driveways sit on soils that can vary from heavy clay to silt and sand. In new subdivisions, they often sit on fill placed during home construction. Both situations call for careful base preparation: removing soft or organic material, compacting the subgrade and adding select fill or crushed base where needed.
Rebar held at mid-depth keeps the slab working as one piece, and joints spaced roughly eight to twelve feet apart on a four-inch slab control where cracking happens.
Thicker edges or a thicker apron help where trucks, trailers or heavy vehicles cross.

Boats, trailers and heavy vehicles
Many Fort Bend households own boats, campers or work trailers that sit in the same spot for months. Those loads concentrate on small areas, especially under trailer jacks, and can crack a standard driveway.
A pad meant for them should be thicker than a typical driveway, with more steel and a well-compacted base, and its approach should be shaped so the trailer doesn't drag.
If the pad will sit beside the house, check HOA rules on where trailers may be stored before it's built.

Finishes that handle Gulf Coast rain
A broom finish is the practical choice for most driveways in Fort Bend: it gives tires and shoes traction during heavy rain and hides minor wear. Exposed aggregate is a durable decorative alternative that also grips well and hides stains.
Stamped borders or a stamped apron can add curb appeal without stamping the whole slab. Whatever the finish, avoid glossy sealers on driveways, which can be slick when wet.

Drainage, curing and care
On flat Fort Bend lots, a driveway's slope does most of the drainage work. It should fall away from the garage toward the street, with a trench drain at the garage door where the grade is too flat to manage otherwise.
You can usually walk on new concrete after a day or two and drive on it after about a week. Heavier vehicles should wait longer while the concrete gains strength.
A penetrating sealer helps resist oil stains and water, and downspouts should discharge away from the driveway edges to keep the soil beneath them stable.

Sidewalks along the driveway
Many Fort Bend homes have a walk connecting the driveway to the front door and a public sidewalk along the street. When a driveway is replaced, the joints where it meets those walks are a good place to fix trip edges and correct slopes at the same time.
Work on the public sidewalk or the approach at the street may involve the city, so ask the contractor who checks the requirements and whether that is included in the estimate.

Questions
Concrete Driveways — asked and answered
How long does a driveway replacement take?
Usually a few days of work, weather permitting, plus about a week before parking on it.
Can I widen my driveway?
Usually, yes. Check HOA rules first, then the new section is tied into the existing slab with a proper joint.
How thick should a trailer pad be?
Thicker than a standard driveway, with more steel and a compacted base sized for the load.
Why does water sit by my garage?
The driveway settled or was poured too flat. Lifting, slope correction or a trench drain fixes it.
Can only part of my driveway be replaced?
Yes, damaged panels can be cut out and repoured at the joints.
